Why add an ADU to your property?

ADUs, often called granny flats or in-law units, offer incredible flexibility for homeowners in the Bay Area. Here are just a few ways they can enhance your property and life:

  • Housing for Family: Create a safe, private space for aging parents or grown children who need a bit of independence.
  • Home Office or Studio: Whether you’re working remotely or pursuing creative passions, an ADU can provide the quiet, dedicated space you need.
  • Rental Income: With the Bay Area’s high housing demand, an ADU can generate significant rental income, offsetting your mortgage or other expenses.
  • Guest Quarters: Offer visitors a comfortable, private place to stay without compromising your own space.
  • Increase Property Value: An ADU isn’t just a lifestyle upgrade—it’s a smart investment. Adding an ADU can increase your property value and provide ongoing rental income. With favorable zoning laws and financial incentives in the Bay Area, now is an excellent time to explore this option.

Can you build an ADU on your property?

The good news? California’s ADU laws are some of the most flexible in the country, especially in the Bay Area. Here’s what you need to know:

  • Lot Size: ADUs can often be built on smaller lots than you might expect. Many cities in the Bay Area have relaxed lot size requirements to encourage ADU construction.
  • ADU Size Limits: Most Bay Area cities allow ADUs up to 800 square feet, with larger units possible depending on your lot size and zoning.
  • Parking Requirements: In many cases, parking requirements for ADUs have been reduced or eliminated, especially if your property is near public transit.
  • Zoning: Most residential zones now allow ADUs, but specific rules may vary by city. Our team will guide you through the process to ensure your ADU complies with local regulations.

Our expertise ensures that your ADU project navigates these rules smoothly.

ADU Options

Which is better, ready-made or custom-built?

When it comes to ADUs, you have two main options: ready-made (modular) units or custom construction. While both have their merits, here’s why custom-built ADUs are often the superior choice:

Ready-Made ADUs

  • Benefits: Modular ADUs are often quicker to install and can be slightly less expensive upfront.
  • Drawbacks: These units are limited in design, may not fully utilize your property’s potential, and often come with hidden costs for site preparation, utility connections, and more.

Custom ADUs

At Bay Builders & Remodeling, we specialize in custom ADUs designed specifically for your needs, property, and vision.

  • Tailored Design: Your ADU will blend seamlessly with your existing home and reflect your style.
  • Maximum Functionality: Custom units make the most of your property’s layout, ensuring every square foot is used efficiently.
  • Built to Last: We use the highest-quality materials and craftsmanship to create an ADU that’s as durable as it is beautiful.

With a custom-built ADU, you’re not just adding a space—you’re adding a solution that fits your life perfectly.

Types of ADUs you can build in the Bay Area

Attached ADU

  • What Is It? An extra living space connected to your main house, like adding more rooms.
  • Size Limits: Can be up to 1,200 square feet, but some cities might have smaller limits.
  • Rules:
    • Must have its own entrance, kitchen, and bathroom.
    • Needs to follow local building codes and design rules.

Detached ADU

  • What Is It? A separate, small house built in your backyard, not connected to the main house.
  • Size Limits: Can be up to 1,200 square feet, but local rules might set different limits.
  • Rules:
    • Must have its own entrance, kitchen, and bathroom.
    • Needs to be a certain distance from property lines (usually at least 4 feet).
    • Must follow local building codes and design rules.

Garage Conversion ADU

  • What Is It? Existing garage converted into a living space
  • Size Limits: No specific size limit; it matches the size of your current garage.
  • Rules:
    • Must have its own entrance, kitchen, and bathroom.
    • If you don’t change the garage’s size, you usually don’t need to add extra space around it.
    • You don’t have to replace the parking space you lose by converting the garage.

Junior Accessory Dwelling Units (JADU)

California’s ADU laws aim to encourage the development of these smaller, more affordable housing units to address housing shortages.

  • Size: A JADU is limited to a maximum of 500 square feet.
  • Location: It must be constructed entirely within the existing single-family home (e.g., converting a bedroom or other space).
  • Kitchen Requirements: It must have an efficiency kitchen with basic appliances and cooking facilities.
  • Bathroom Options: It can share a bathroom with the primary residence or have its own separate bathroom.
  • Owner Occupancy: The property owner must live on the premises, either in the primary dwelling or the JADU.
